maintenance & repairsFall time home maintenance is very important to prepare your house for winter conditions

This is a four part series outlining what you should be completing during each season around the home to ensure that you do not have expensive problems come up. It is always cheaper and easier to keep up on your homes maintenance then to have to repair something that breaks because of lack of maintenance.  

Fall Checklist:

  • Replace batteries in smoke/fire/carbon monoxide detectors
  • Change furnace filters
  • Clean Refrigerator coils
  • Clean gutters and downspouts
  • Clean fireplace/wood stove
  • Clean humidifier, change filter, adjust setting
  • Cover all outdoor summer furniture
  • Apply winter fertilizer to grass
  • Trim back all bushes
  • Install storm windows
  • Wash screens and put away
  • Check all door and window caulking
  • Check all door and window weather seals
  • Have heating system cleaned and checked
  • Buy large bag of ice melt to have on hand
  • Disconnect and drain garden hoses
  • Turn off water to irrigation system and blow out lines
  • Clean blades on ceiling falls
  • Check level of septic tank. You do not want to have to have it cleaned out during the winter months.
  • If you have a whole house attic fan, seal the top with some rolled out insulation.

There will be some different items with each individual home and situation. It is best to take your time and look for anything that does not look right. If you do not feel comfortable handling some of these items hire a handyman. They will charge you by the project or if you wish for them to do a complete check it will run about $125.
